Having with one agent eliminates confusion and frustration in the marketplace since there will not be several agents trying to gather the same information and wasting your time. Think about this: You don’t employ several lawyers or have more than one family doctor but rather you go to the specialist or get the best, someone you trust who can address or assist you with your needs and wants.
With the new MLS system, buyers need not to have several agents to inquire about or get multiple property listings. All agents have access to the entire inventory, not just their listings - an agent can access all other agents’ listings. By using only one agent, you will save yourself a lot of trouble and time. If you do call another agent for information, it is encouraged that you disclose that you currently have an agent who is already working with you.
Staying with one agent develops familiarity, trust, confidence and comfort which help build relationships that can span over generations and to several family members while adding value to both parties. Having the same agent in the long run makes your agent familiar with you and your family, as well as your needs and investment plans. You, on the other hand, happen to trust your agent and become confident and comfortable with your agent who is the keeper of much of your personal information, which you would want only one person in this market to be privy to.
It can take three to six weeks, and sometimes more, from the time you contacted your agent, before you can see your purchase through. In that period of time, your agent is working hard and compiling research to ensure that you are receiving information on the best opportunities. The list of things your agent is doing during this time is staggering and can include many meetings, lunches, dinners, time away from his family at night and on weekends, several dozens of emails, trips to lands and surveys, taking hundreds of photos and doing a lot of running around. Your agent spends an enormous amount of his time and money in his dealings. It is a fact, however, that not all negotiations close and income from real estate is based on results and not on time spent. In this case, your agent bears all costs. If you will continue to work with the same agent it would be beneficial to both parties. Your agent will not start from scratch since some research has already been started or done which also enables him to somehow recoup some of his costs. Most importantly, dealings will be less time-consuming and less tedious because there is already an established relationship.
